There are a lot of buyers that will forget that pricing is not the only, or even the last, negotiation point when it comes to a real estate purchase. You will see that there are several processes and contingencies that need to happen prior to any closing. One that will usually cause deals to evaporate into thin air is the repair and inspection negotiation process.
There are a number of aspects involved with inspections for a real estate deal:
- Mechanical Equipment
- Insect and Pest Infestation
- Water Quality and Wells
- Septic Systems
- Mold and Other Environmental Hazards
While the deal that you have might not require each of these, and there are some that could be combined and provided by way of a single inspector, it will be our job to help you with ordering the right inspections and scheduling them, while making sure that they are completed on time. The failure to follow through with an inspection and then objecting to said results by a specific deadline could result in the inability of the buyer to take action based on the late results. We will make sure this does not happen.
After the inspection is complete, there may be issues that are uncovered that you were not expecting and you want to have addressed by your seller. This is actually a second negotiation often used in the contract process. We will go over all of the inspection results with you, the buyers and prepare any documents that are necessary to request both seller action as well as corrections. The sellers normally don’t have any obligation to take corrective action, so it can become a critical negotiating point. This is especially true if there are significant problems.
